As of 10-28-2010 the set of HUD keys issued by HomeSource
(silver and gold Nu Set Keys) will begin to change to the new M
& M Contractor Keys. Please visit

to find the property you are interested in and the new M & M III
Contractors will have instructions to gain access to the
property. Also showing instructions will be placed in MRIS as
the properties are made available for market.
TRANSITION TO M&M III
Under M&M III, HUD homes will be managed by various Field
Service Managers (FSMs) for property maintenance issues and
Asset Managers (AMs) for marketing services. There will be
more than one FSM and AM for your area. For a listing

for further assistance.
Effective November 13, 2010 HomeSource will no longer be
Marketing and Managing HUD owned properties.
Transfer & Recordation Taxes *Please note HUD is exempt as a Federal Government
Agency from Transfer & Recordation charges,
therefore whatever T & R charges required @ settlement they are the responsibility of the buyer.
Please verify with your title company for details.
Attention Agents
Appraisals and Over-Bidding If your client is using FHA Financing They Must
use our FHA Appraisal.
The Lender can simply request a copy using the Appraisal Request Form.
If your client Bids OVER the As-Is value listed on the website and is using FHA
financing, THEY MUST pay the difference between the as-is appraised value and
their bid in CASH at closing.
